We want to make it as easy as possible to understand the benefits of working with the Floortech suspended flooring system. So we’ve compiled a list of the questions we get asked the most, for you to browse and find your answers.

HOW MUCH DOES IT COST?

This is difficult to answer with a M² rate as it will depend on the size of slab, design and spans.

The design and spans will dictate how much structural steel is required and can vary a lot.

The size of the slab can have a huge influence on the cost per m² as fixed costs such as delivery, crane hire, concrete pump, inspection fees, etc. have much more impact on a smaller slab.

To give an accurate estimate prior to committing to engineering design, we would need to see a plan design or sketch concept.

IS IT FASTER TO INSTALL?
Absolutely! Floortech can save weeks off the build time. Floortech can be installed in under two weeks and bricks can be loaded a further 1 week after. This can save weeks on that of conventional slab that takes longer to install (due to multiple trades) and increased curing time before bricks can be loaded.
WHAT'S INCLUDED IN THE FLOORTECH QUOTE?
Floortech include everything to give you a finished slab to load your bricks. We install all steel, trusses, reinforcement, concrete, formed stairs (if concrete). We liaise with any of your trades such as plumbers to ensure a seamless and stress free stage of construction.
IS FLOORTECH STRUCTURALLY ENGINEERED?

The floor system is fully engineer designed by your engineer of choice (there are many versed in this design method). Floortech engage the engineer to inspect the slab (included in quote) prior to the concrete pour and obtain a Certificate of Compliance with the drawings.

HOW ARE THE CEILINGS FIXED?

One of the huge benefits of the Floortech slab system is that the floor frame acts as the ceiling frame. Plasterboard ceilings are directly fixed to the underside of floor frame, unlike other Floor methods that incur additional costs for installing a ceiling frame.

ARE THERE DESIGN LIMITATIONS WITH FLOORTECH?
Actually quite the opposite! Floortech allows freedom with the design layout of the upper floor. Bathrooms are not restricted to be over specific rooms below due to plumbing / services. Plumbing is entirely contained within the Floor structure.
HOW HEAVY IS THE SYSTEM?

Floortech weighs around half the weight of a typical conventional formed slab. This can save on ground floor footing size and can make framed wall systems more feasible.

CAN AIR CONDITIONING BE INSTALLED IN FLOORTECH?

Yes, the channel between trusses can be used to run air conditioning ducting that is not possible with other floor types. This can reduce the need for obtrusive and expensive lowered ceilings or bulkheads typically required with conventional formed slabs. There are limitations so this needs to be considered in the Floor design and the air conditioning design.

MY PLANS DON'T CURRENTLY ALLOW FOR FLOORTECH. CAN I INCORPORATE IT NOW?

Your plans can be changed to Floortech easily if you have not committed to engineering yet! (Additional costs for engineering may be incurred if already designed for something else)

The draftsman just needs to allow for the 4c overall Floor dimensions on elevations and check the staircase if an extra step is required.
